Eavestrough cleaning Aurora homeowners often skip turned into a five-year backlog at this property. The Aurora homeowner called us out for a house he had bought five years earlier, and in those five years the eavestroughs had never been cleaned. He did not know what to ask for, so on the phone he asked the question we hear two or three times a month: "Can you take apart the spouts and clean the whole system?" Most of the time the answer is no, regular cleaning does not require disassembly. On this property the answer was yes, three of the four downspouts had to come apart because the bottom run was solid debris. This is the case study, the technique, and the price.

The Property: 5 Years Without a Cleaning, Tree Growing in the Eavestrough
The property is a two-storey detached home in central Aurora, mature lot, treed perimeter. The homeowner bought the house in 2021 and never scheduled an eavestrough cleaning in the five years since. The original installer did not include a maintenance schedule and the homeowner assumed the system would self-clear. It does not, and over five years the buildup turned into something more like a planter box than a drainage channel.
The Oak Ridges Moraine that runs across northern York Region sits right under Aurora. Mature canopy of oak, maple, white pine, and Norway spruce drops continuous organic debris from late April through November. Properties under the Moraine canopy collect three to four times more eavestrough debris per season than open suburban lots without trees. A five-year skip on a mature canopy lot is roughly equivalent to fifteen seasons of debris on an open lot.

What We Found on Arrival
Four findings shaped how we approached the job.
The Cleaning Method: Three Steps That Cover 90% of Eavestrough Jobs
For most regular cleaning jobs, no special tools are needed. The process is the same on every property where the eavestroughs have been maintained on a normal schedule.
Step 1: Hand Removal of Large Debris with a Bucket
The crew works from a six-metre extension ladder, one technician on the ladder, one on the ground managing the debris bucket and ladder placement. We use a contained 5-gallon bucket clipped to the ladder rung, not a bag, because wet debris weighs more than people expect and a torn bag dumps everything into the homeowner's landscaping.
The first pass clears leaves, twigs, helicopter seeds, acorns, and the visible upper debris layer. Hand removal is faster than a leaf blower on a wet or compacted load, and far cleaner. A leaf blower scatters wet debris across siding, into windows, and onto landscaping. The bucket goes back into the truck at the end of the job.

Step 2: Water Flush for Fine Debris and Shingle Grit
Once the large debris is out, we flush the full eavestrough run with a garden hose. The flush carries away fine particles, shingle grit, decomposed leaf material, and pollen film that the hand pass cannot pick up. The water exits through the downspouts, which is the test that tells us whether the downspouts are clear.
On a normal property, the water runs through and exits the bottom of each downspout. On the Aurora property, the water did not exit. It backed up at the elbow and overflowed onto the homeowner's driveway. That was the diagnostic moment that told us we needed step three.
Step 3: Photo Report for the Homeowner
We photograph the eavestrough condition before, during, and after on every job. The before photo is what convinced this homeowner that the work was justified, because from the ground he had no visual on what the system looked like. The after photo is what gets us booked again next season. Both photos go to the homeowner by email or text inside 24 hours of the job.

The Downspout Disassembly: When It Is Required and How We Do It
This is the part most homeowners do not understand and most cleaners do not offer. Regular eavestrough cleaning does not include downspout disassembly. The flush in step 2 clears a downspout that has not been neglected. When a downspout has been blocked for years, the flush hits a wall of compacted debris and cannot push through. At that point the only fix is to take the downspout apart, clean it by hand, and refit it correctly.
Why Most Cleaners Skip This
Three reasons. Disassembly takes thirty to fifty minutes per downspout. Reassembly requires the right tools and a careful hand to avoid permanent damage to the spout or the wall behind it. And there is real risk: a cleaner who refits the downspout with new screw holes can leave a downspout that drips water onto the wood soffit or vinyl siding every time it rains, which leads to mould inside the soffit cavity and rotted wood behind the siding within two seasons. Most cleaning crews are not willing to take that risk, so they decline the work.
The Tools We Use
- Cordless impact driver. Standard 18V brushless. Power matters because old self-tapping screws into aluminum or steel downspout flanges can seize over five years of salt and rain exposure.
- Robertson #2 cross-bit. The Canadian standard fastener for eavestrough work. Square drive seats deeper than a Phillips and does not cam out under impact load.
- Replacement self-tapping screws. 1-inch zinc-plated, sized to match the original. We do not reuse the original screws because the threads are deformed and will not bite cleanly on reinsertion.
- Drop cloth or tarp. Five years of compacted debris dumps out of a disassembled downspout in one fall. We catch it in a tarp, not on the homeowner's flower bed.
The Disassembly Sequence
- Photograph the original fastener positions. Phone camera, close-up of every screw. This is the reference for reassembly. The original installer chose those positions for a reason, usually the stud location behind the siding.
- Back out the top connector at the eavestrough outlet. Two screws, one each side. Impact driver on slow speed to avoid stripping the head.
- Back out the wall mounting brackets. Two to three brackets per typical residential downspout, one at the top, one at the middle, one at the bottom elbow.
- Lift the downspout free. Carry it to the drop cloth. Tip out the debris. On the Aurora property, the rear-corner downspout produced about 4 litres of compacted debris in one fall.
- Hand-clean the interior. Stiff bottle brush on a flex pole runs the full length of the spout. Inspect for corrosion or rust through. None on this property, but on older homes we sometimes find rust holes that need to be flagged before reassembly.
- Refit in the same position. Lift the downspout back into place against the wall, align the top connector at the eavestrough outlet, fit the brackets at the original screw positions. New screws into the original holes. No new holes, no new mounting points, no new leak risk.
- Test the flow. Flush from the eavestrough with the garden hose. Water should exit the bottom in a clean column. On this property, the flow on all three reassembled downspouts was clean on the first test.

Why Shingle Grit Is the Underrated Cause of Repeat Clogs
Most eavestrough articles online focus on leaves. Leaves are the visible problem and the easy explanation. The underrated problem is shingle grit, and on a property like the Aurora home it accelerates clogging more than the leaves do.
Asphalt shingles are coated with mineral granules that act as the UV-protective layer for the asphalt underneath. Over the lifetime of the shingle, those granules slowly wash off with every rain and end up in the eavestrough. A new roof loses heavy granule volume in the first three to six months as loose installation grit washes off. From that point until the end of the shingle warranty period, granule loss is steady and continuous.
The grit looks small but it functions like fine river gravel. Once it accumulates at the bottom of the eavestrough, it forms a layer with sharp edges that traps incoming leaf debris instead of letting it slide toward the downspout. The leaf debris piles onto the grit, retains moisture, decomposes into a sticky mat, and the system clogs faster than it should. Every year you skip cleaning, the grit layer thickens, the trap capacity increases, and the next clog arrives earlier in the season.
On the Aurora property, the grit layer underneath the leaf debris was about half an inch thick along the back run. We removed it as part of step 1 and step 2. Homeowners who clean their own eavestroughs frequently miss this layer because it is heavy, dense, and looks like part of the eavestrough floor rather than debris.

Eavestrough Cleaning Aurora Pricing: What This Service Cost in 2026
The invoice on this Aurora property came to $200 plus tax. The breakdown:
- Full perimeter eavestrough cleaning, two technicians, two-storey detached: $200
- Three downspout disassemblies (front-right, rear-left, rear-corner): included
- Photo report by email within 24 hours: included
- Tree seedling removed from front-right eavestrough: included
We did not charge an extra line for the downspout disassemblies because they were the only way to clear the system. The flat $200 covered the full scope. On a typical Aurora property without the downspout block, the same eavestrough cleaning would run $180 to $220. The five-year backlog did not change the price on this visit.
| Service | Aurora 2026 range | What moves the price |
|---|---|---|
| Single-storey eavestrough cleaning, full perimeter | $150 to $220 | Linear footage, debris load, ground access |
| Two-storey eavestrough cleaning, full perimeter (this property) | $180 to $280 | Ladder reach, perimeter length, downspout count |
| Three-storey or complex roofline eavestrough cleaning | $280 to $450 | Working at Heights setup, multi-pitch access, dormer count |
| Downspout disassembly (per downspout, when included) | no extra charge | Included when downspout block prevents flush |
| Downspout disassembly as a standalone visit | $80 to $140 | Per downspout, one-time call-out |
| Tree seedling or root mat removal | included | Folded into the perimeter cleaning |
| Gutter guard installation (quoted separately) | $6 to $12 per linear foot | Product choice, perimeter length, fascia condition |
| York Region travel surcharge | none in 2026 | No travel surcharge for Aurora addresses |
For comparison, the Aurora SERP shows competitor pricing in the $150 to $280 range for standard eavestrough cleaning. Sparling's, Stone Cliff, Sundance, and Nick's Window Cleaning all sit inside this band. We are not the cheapest quote in Aurora. We are the crew that does not skip the disassembly when the downspout is blocked.
Why Eavestrough Cleaning Aurora Matters for Other Homeowners
Aurora sits along the Oak Ridges Moraine. Mature canopy of oak, maple, white pine, blue spruce, and Norway spruce drops continuous organic debris from late April through November, with the heaviest fall in late May and again in October. Two specific conditions shape eavestrough maintenance in Aurora that do not apply to open suburban lots in Brampton or Mississauga.
First, the conifer needle drop. Properties under or near the Moraine canopy collect continuous needle fall from blue spruce, white pine, and Norway spruce all season long. Conifer needles are smaller and finer than leaf debris, so they pack tighter into the eavestrough and do not break down in water. They keep their structure even after weeks of rain. Three years of unmanaged conifer needle drop produces the same eavestrough fill as five years of pure leaf debris on an open lot.
Second, the seedling risk. Mature conifers shed seed cones in late summer. The seeds drop into the eavestrough, find the moisture and decomposing organic material, and germinate. The tree we removed from the Aurora property front-right eavestrough was the third seedling we have pulled out of an Aurora eavestrough in 2026. Hollandview Trail, Bayview Ridge, and the catchment north of St John's Sideroad show this pattern more than the central Yonge Street corridor because the tree density is higher.
How Often Should Aurora Eavestroughs Be Cleaned
Twice a year is the Aurora baseline. Late spring after the seed and pollen flush, late fall after the leaves come down. Three times a year on properties under heavy conifer canopy, with a third visit in late August to clear the summer seed pod and pollen accumulation before the autumn leaf drop compounds it. Properties with copper or galvanized eavestrough material on luxury homes also benefit from a third late-summer visit to protect the material before the heavy autumn debris load.
The five-year skip on this property was the extreme end of the maintenance scale. Most Aurora homeowners we work with are on a twice-yearly recurring schedule. The recurring schedule keeps the cleaning at $180 to $220 per visit instead of letting the system reach the point where downspout disassembly becomes mandatory.

Frequently Asked Questions About Eavestrough Cleaning Aurora
How much does eavestrough cleaning cost in Aurora?
For a single-storey Aurora home, full perimeter eavestrough cleaning runs $150 to $220. Two-storey detached homes sit at $180 to $280. Three-storey or complex roof lines run $280 to $450. The June 17, 2026 visit at the property in this case study came in at $200 flat for a two-storey home with three downspout disassemblies included. Downspout disassembly is included when the block prevents the flush from clearing the system. As a standalone visit, downspout disassembly runs $80 to $140 per downspout.
How often should eavestroughs be cleaned in Aurora?
Twice a year for most Aurora homes. Late spring after seed and pollen flush, late fall after leaf drop. Three times a year on properties under heavy conifer canopy, with a third visit in late August to clear the summer accumulation before autumn compounds it. Properties under the Oak Ridges Moraine tree cover need more frequent cleaning than open suburban lots because conifer needle fall is continuous all season.
Do I need to take my downspouts apart to clean them?
Most of the time no. Regular eavestrough cleaning does not include downspout disassembly. The standard process is hand removal of large debris with a bucket, then a water flush that clears the downspouts from the top. The flush works when the downspout has been cleaned on a normal schedule. Downspout disassembly is only required when the spout has been blocked for years and the flush hits a solid wall of compacted debris. The June 17 Aurora property had three downspouts in that condition because the system had not been cleaned in five years.
What tools do professional eavestrough cleaners use to disassemble downspouts?
Cordless impact driver, usually 18V brushless. Robertson #2 cross-bit, which is the Canadian standard square-drive bit for eavestrough work. Replacement zinc-plated self-tapping screws sized to match the original fasteners. A stiff bottle brush on a flex pole for interior cleaning of the downspout. A contractor-grade tarp to catch the debris during disassembly. We do not use a plumber's snake or fish tape on downspouts because they can puncture the spout interior from the inside, which creates a leak point that is hard to find later.
Can a tree really grow inside an eavestrough?
Yes. Conifer seedlings are the most common. White pine, blue spruce, and Norway spruce drop seed cones in late summer. The seeds settle into the moist debris mat inside the eavestrough, find decomposing organic material as a nutrient source, and germinate the following spring. We pulled an 8-inch white pine seedling from the front-right eavestrough on the Aurora property in this case study. It was the third Aurora eavestrough seedling we removed in 2026. Properties under heavy conifer canopy on the Oak Ridges Moraine see this more often than open suburban lots.
Why does shingle grit matter for eavestrough cleaning?
Asphalt shingles are coated with mineral granules for UV protection. Over the lifetime of the shingle, those granules wash off with rain and accumulate in the eavestrough. The grit layer functions like fine river gravel with sharp edges. Once it settles at the bottom of the eavestrough, it traps incoming leaf debris instead of letting it slide toward the downspout. The trapped leaves retain moisture, decompose into a sticky mat, and clog the system faster every year. Removing the grit during the cleaning is what keeps the next clog from arriving earlier in the season.
What happens if I skip a year of eavestrough cleaning in Aurora?
One skipped year on an Aurora property with mature canopy is roughly equivalent to two years of debris accumulation on an open suburban lot. The debris compacts into a denser mat over winter freeze-thaw cycles, the shingle grit layer thickens, and the downspouts start to back up at the elbows. Two skipped years usually mean overflow at the eavestrough lip during heavy rain. Three or more years and the downspouts may need disassembly. Five years is the condition we found on the property in this case study.
Should I install gutter guards instead of cleaning twice a year?
It depends on the property. Gutter guards work well on open suburban lots with light leaf load. On Aurora properties under heavy conifer canopy, the fine needle debris that drops continuously all season can still get through most consumer-grade guards and accumulate underneath, which makes future cleaning harder because the guard has to come off first. We offer gutter guard installation at $6 to $12 per linear foot depending on product choice. The Aurora homeowner on this case study declined the install for cost reasons and stayed on a twice-yearly cleaning schedule.
Are your technicians insured for working on multi-storey Aurora homes?
Yes. Every DT Cleaning technician holds Ontario Ministry of Labour Working at Heights certification. The business carries $2M Commercial General Liability insurance and full WSIB coverage on every employee. Documentation available before any Aurora job starts. We service single-storey, two-storey, and three-storey Aurora homes. Multi-pitch roofs and complex dormer geometries are within our standard scope.
