Vertical white aluminum downspout running down brick wall of two-storey Thornhill home, DT Cleaning $130 downspout diagnostic visit, June 1 2026

Downspout Overflowing? Thornhill Case Study

Quick Summary

On June 1, 2026, our crew drove to a two-storey brick home in Thornhill for what the homeowner described as a "completely blocked downspout." We charged $130 for the diagnostic visit. The downspout was not clogged. A garden-hose test revealed the real issue inside ninety seconds: the company that cleaned her gutters the previous fall had drilled new screw holes in the wrong spots and butt-joined two downspout sections incorrectly, leaving a thumb-sized gap that overflowed in every rain. Full repair was scheduled for a dry day and will run another $180 to $260. Below are the photos, the diagnostic method, and the questions Toronto and Thornhill homeowners ask us most when a downspout overflows but is not clogged.

A downspout overflowing during heavy rain in Thornhill, Vaughan, or anywhere across the GTA gets the same diagnosis from almost every homeowner: clogged. It is the simplest explanation and the one every gutter cleaning blog repeats. About half the time it is wrong. On June 1, 2026, a homeowner on the Vaughan side of Yonge called us with exactly that complaint. We arrived expecting a clog. What we found was previous-contractor damage hiding inside a downspout joint above her main-floor window.

This case study is published by DT Cleaning, an Etobicoke-headquartered Toronto exterior service founded in 2023 with 483+ five-star Google reviews at a 5.0 average, $2 million Commercial General Liability insurance, full WSIB coverage, and Working at Heights certification on every field staff member. We work Monday through Saturday across Toronto, Thornhill, Vaughan, Markham, North York, Etobicoke, and the broader GTA.

Why a Downspout Overflows When It Is Not Clogged

Search demand for "downspout overflowing" has climbed roughly 200 per cent year over year across Canada through spring 2026. More homeowners are paying attention to where their roof water lands. The catch is that the standard diagnosis fits only a portion of the calls. In older Thornhill and Vaughan neighbourhoods especially, the overflow pattern almost never comes from leaves and twigs alone. It comes from how the previous gutter cleaning crew put the system back together after their visit.

A downspout that genuinely clogs at the elbow drips slowly from the bottom and stains the brick in a single vertical line. A downspout damaged at a joint sprays sideways during heavy rain, soaks the wall at the joint height, and leaves the lower section running cleanly. Recognizing the difference saves the homeowner from booking the wrong service for the wrong problem.

The Thornhill Diagnostic: Ninety Seconds With a Garden Hose

The homeowner had been watching water pour out of the downspout joint about halfway down the wall every time it rained hard. The lawn underneath was getting soaked, the brick was starting to stain, and her foundation was taking on water she did not want anywhere near it. She was sure the downspout was clogged. So she had called the people who cleaned her gutters two springs ago, then called us when those calls went unanswered.

The first thing we did was run water through the system. Garden hose from the upper eavestrough at full pressure. We watched. We listened. The downspout was not clogged. Not even a little. Water moved through the upper section fine. It hit the joint where two pieces of aluminum downspout met above her main-floor window, and then sprayed out sideways like a busted hose. We had the answer in about ninety seconds.

"Most of what people call a clogged downspout in this part of the GTA is previous-contractor damage. When you see a downspout joint that leaks evenly along a seam instead of dripping from a low spot, that is almost never a clog. That is a hole. We see this pattern every spring."DT Cleaning crew, Working at Heights certified, in the field for the Thornhill diagnostic on June 1, 2026

What We Found at the Joint: Two Problems Stacked

Two specific problems were sitting on top of each other at that downspout joint, and both came from the same source: the company that cleaned her gutters the previous fall.

Extra screw holes drilled in the wrong spots. Mounting brackets have two tiny screws each, and the holes are nearly impossible to line up a second time. The previous crew drilled new holes a few millimeters off the originals, leaving the abandoned ones as unsealed punctures that leak in every heavy rain.
A butt-joined seam that should not exist. Whoever reassembled the downspout squared off the bottom of the upper piece, butted it against the top of the lower piece, and put two self-tapping screws through the seam to hold it. The result was a thumb-sized gap at the back of the joint.
Roughly one third of the water exiting at the gap. When water came down from the upper section, it hit the misaligned joint before it could enter the lower downspout. The runoff stained the brick wall and pooled on her flower bed.
A separate mitre-joint problem on the eavestrough corner. Original sealant six feet up the wall had aged out. It was not contributing much water yet, but it would become a problem within a year if left alone.

Why We Did Not Silicone the Joint the Same Day

The proper repair for what we found is a teardown of the bad section, a clean re-cut of the upper downspout so it sleeves inside the lower one with about an inch and a half of overlap, two new screws into the bracket through the original holes, and a bead of exterior-grade silicone around the seam. The silicone is the part that has to be right. Exterior silicone cures by reacting with moisture in the air, and that reaction needs a dry surface to grab on to. Apply silicone to a wet seam and it skins over without bonding. The next rain peels it off in one piece and the homeowner pays a second time for the same fix.

We had just run a garden hose through the system to test for the clog. The downspout was wet inside and out. There was no version of "we are here, let us silicone it now" that would have given the homeowner a real repair. We walked her through what we would do on the return visit, scheduled it for a dry stretch, and left. The diagnostic call was $130. The full repair will run another $180 to $260 depending on what we find when we open the joint up. She was not happy about waiting. She was happier about waiting than she would have been about paying us to silicone a wet seam.

Why Cheap Gutter Cleaning Often Damages the Downspout

Disassembling a downspout to flush it is harder than it looks, and the crews doing the work are often paid by the job rather than the hour. There is no upside for them to spend the extra forty-five minutes lining up the original screws when drilling fresh holes takes thirty seconds. The homeowner does not notice for at least a year, by which point the cheap crew is long gone.

The pattern repeats across older Thornhill, Vaughan, Markham, and downtown Toronto neighbourhoods. A homeowner picks a flyer offering gutter cleaning at $89 or $99. That price is below the cost of doing the job correctly. The company that wins the bid makes the margin back by sending out seasonal workers with two weeks on the job. The crew finishes the visible part of the work correctly. Eavestrough is empty, leaves are off the roof. Then they fail at the invisible part of the work, which is reassembly.

The damage they leave behind does not show up until the next big storm. By then the original company is unreachable and the homeowner pays a second contractor to diagnose what is wrong. That second contractor was us. If your gutter cleaning in Toronto was unusually cheap last fall, it is worth running a hose test before the next heavy rain to see if the joints are leaking. Five minutes with a garden hose can save you a flooded basement.

Frequently Asked Questions

Why does my downspout overflow when it is not clogged?
The most common cause of a downspout overflowing when it is not clogged is damage at a joint or bracket. Previous gutter cleaning crews sometimes drill new screw holes during reassembly instead of reusing the original ones, leaving open punctures that leak under heavy water flow. Joint gaps from misaligned sections cause the same problem. Slope and capacity issues account for the rest. A garden-hose test takes five minutes and tells you exactly where the water is exiting.
How much does downspout repair cost in Toronto in 2026?
Downspout repair in Toronto and the GTA ranges from $80 for a single joint reseal to $400 for a full replacement of a two-storey aluminum run with brackets and a ground extension. A diagnostic-only visit at DT Cleaning is a $130 flat rate. Most homeowners pay between $180 and $260 for a typical joint rebuild that includes recutting the upper section, new screws into the original holes, and an exterior silicone seal.
Can a previous gutter cleaning company damage my downspout?
Yes, and it happens often across older Thornhill, Vaughan, and Markham neighbourhoods. Mounting brackets have two tiny screw holes that are difficult to line up a second time. Tired or inexperienced crews drill new holes a few millimeters away, leaving the original punctures unsealed. Misaligned downspout sections also create gaps at joints. Both problems are invisible until the next heavy rain. DT Cleaning sees this pattern every spring.
What is the downspout disconnection bylaw in Toronto?
The City of Toronto requires mandatory downspout disconnection for most properties. Downspouts that previously drained into the sanitary or combined sewer system must be cut, capped, and redirected above grade to drain onto a permeable surface at least 1.8 metres from the foundation. The rule exists to reduce basement flooding risk during storms. Properties in Thornhill and Vaughan fall under York Region rules, which mirror the Toronto requirement on most streets. Check your municipal site before scheduling work.
How do I know if my downspout joint is leaking?
Run a garden hose into the upper eavestrough at full pressure for two minutes and watch the downspout from the ground. If you see water exiting from a seam, a screw hole, or a horizontal line on the painted surface, the joint is leaking. A leaking joint typically shows up as a sideways spray rather than a drip from the bottom elbow. Black staining or moss growth on the brick or siding next to a joint is a sign of long-term unrepaired leakage.
Why can you not silicone a wet downspout the same day?
Exterior silicone cures by reacting with moisture in the air, but the bond only forms on a dry surface. Applying silicone to wet aluminum produces a skin that looks correct but does not adhere. The next rain peels the silicone off in one piece. DT Cleaning will not silicone a wet downspout on a diagnostic visit. We schedule the repair for a dry day, which is why the Thornhill job on June 1 finished as a $130 inspection with a return visit booked rather than a same-day repair.
How long do aluminum downspouts last in Toronto weather?
Aluminum downspouts in the Toronto climate last about 30 years when installed correctly, longer than aluminum eavestroughs which average 20 years. Freeze-thaw cycles, salt spray near roadways, and ladder impacts shorten the lifespan. Joint sealant fails faster than the metal itself, usually every 8 to 12 years. A 25-year-old downspout that has never been resealed is almost certainly leaking at one or more joints even if the metal still looks fine.
What is the difference between a downspout, eavestrough, and gutter?
An eavestrough is the horizontal channel along the roof edge that catches rainwater. A downspout is the vertical pipe that carries water from the eavestrough to the ground. Gutter is the American term that covers both. In Canadian English the words eavestrough and downspout are used together. You will hear "the eavestrough is overflowing" when the horizontal section is the problem, and "the downspout is overflowing" when water is exiting from the vertical pipe.
Do you service Thornhill, Vaughan, and Markham for downspout work?
Yes. DT Cleaning operates throughout the GTA from a base in Etobicoke. Thornhill, Vaughan, Markham, North York, and Scarborough are all covered for downspout and eavestrough work, with same-week appointments most months. Travel time from our shop at 7 Inverleigh Drive to most of Thornhill is under 45 minutes. Mississauga, Brampton, Oakville, and Burlington are also covered on request. Call (647) 558-8411 or use our free quote form.
What if the diagnostic finds I need a full eavestrough replacement?
If the diagnostic visit shows that joint repair will not solve the underlying problem, the $130 inspection fee is credited toward the cost of a larger repair or replacement. A full eavestrough replacement on a typical Thornhill two-storey home runs between $1,200 and $2,400 depending on linear footage, downspout count, and whether soffit work is needed. We provide a written quote at the diagnostic visit so there are no surprises later.

Key Takeaways from the Thornhill Diagnostic

1
A downspout overflowing during rain is not always clogged. Damage at joints, brackets, or screw holes is just as common, especially after a cheap gutter cleaning visit.
2
Previous gutter cleaning crews source about half the joint damage we see in older Thornhill, Vaughan, and Markham neighbourhoods. New screw holes and misaligned butt joints leave punctures that leak in heavy rain.
3
A $130 diagnostic visit with a written report is almost always cheaper than a blind same-day repair. Knowing what is wrong before opening the joint avoids fixing the wrong problem.
4
Exterior silicone needs a dry surface to bond. Sealing a wet downspout the same day as a water test produces work that peels off in the next storm. Honest contractors schedule the repair for a dry day.
5
Aluminum downspouts last about 30 years. Joint sealant lasts 8 to 12 years and needs to be redone independently of the metal. A 25-year-old downspout never resealed is almost certainly leaking at one or more joints.
