Two Years Between Cleanings: What We Found at a North York Bungalow

Two years is a long time for a Toronto roofline. When our technician Vitaly arrived at their bungalow (Dmitriy dispatched him for this one based on the client history) and climbed to the rear, he found what two winters and two falls had left behind.

The gutters looked fine. The downspouts did not.

The eavestrough itself was not heavily packed. Two years of maintenance history meant the trough had not had time to fill completely. This is what regular service does - it resets the clock before the problem becomes structural.

What Vitaly found instead were two blocked downspouts. Both were packed with fine debris: asphalt granules shed from the shingles above, seed casings from the trees overhead, and a compression of small organic material that had washed down and settled at the downspout elbows. The trough drained slowly during light rain. During heavy rain, it did not drain at all - the water overflowed the front lip and ran straight down the exterior wall.

This is a common pattern on properties where the gutters are cleaned on schedule but the downspouts are not flushed and inspected individually. The trough looks clear. The problem is six inches below the surface, out of sight, building for a year or two until rain makes it visible.

The roof problem was separate - and more serious

While checking the full perimeter, Vitaly found damage at the rear roof peak. The shingles at the hip had separated. Below them: exposed board, damp to the touch, darkened from moisture absorption. This was not a gutter problem. This was a roofing problem that the eavestrough cleaning visit revealed.

The family had noticed water entering the house during rain but could not locate the source. The interior staining was consistent with the roof hip location. Water was entering at the lifted shingle, running inside the roof structure, and finding its way to an interior surface.

Two failure points on the same roof

On the opposite slope, Vitaly found a second area where shingles had lifted and separated from the underlayment. This was not connected to the hip damage. Two independent sections of roofing had failed, on different slopes, for different reasons - one from moisture cycling at the peak, one from wind or age-related seal failure on the flat run.

Finding both on the same visit is not unusual. Shingle degradation across a roof tends to progress uniformly. When one section goes, others on the same age of material are often close behind.

What we did and what the homeowners needed to know

Vitaly completed the full eavestrough cleaning: both downspouts flushed and cleared, all joints inspected, the full run checked for pitch and hanger condition. The gutter system was restored.

He then sat with the homeowners and walked through what he had found on the roof - both damaged sections, the likely entry point for the interior water, and what a roofing contractor would need to address. He documented everything in photos and left a written inspection note.

The clients knew their roof had an issue. They did not know where it was entering, or that there were two separate sections involved. Now they did.
